Events, Weddings & Civil Ceremonies
These additional terms apply to any wedding, civil marriage, civil partnership, celebration or other organised event held at Brunton House and Cottages. They should be read together with our main Booking Terms and Conditions.
A standard holiday booking does not include permission to hold an event.
All weddings, ceremonies and organised events must be discussed with and approved by us in writing before suppliers are engaged or invitations are issued.
The Lead Guest must provide full details of:
- the nature and proposed timings of the event;
- the number of guests attending;
- the ceremony and event spaces required;
- all third-party suppliers;
- any equipment, decorations or furniture being brought onto the estate; and
- the proposed arrangements for catering, music, parking and removal of waste.
Any material change to the agreed arrangements must be approved by us in writing.
Brunton House and Cottages is licensed for legal civil marriages and civil partnerships.
Ceremonies may take place in:
- Brunton House Hall for up to 20 people; or
- the Blacksmith’s Shop for up to 46 people.
These capacities include the couple, guests and any other people present, except where the Registration Service expressly confirms otherwise.
The ceremony location and layout must be agreed in advance and must comply with the licence, fire-risk assessment and instructions of the Registration Service.
The couple is responsible for arranging the legal ceremony directly with the Northumberland Registration Service, completing the required legal formalities and paying all registration fees.
Approval of an event booking by Brunton House and Cottages does not constitute confirmation that registrars are available.
The event fee is £1,000. This contributes towards the additional administration, licensing, insurance, staffing, preparation and maintenance associated with holding an event.
A deposit of 30% of the total booking and event cost is required to secure the agreed dates. The balance is due eight weeks before arrival.
A total event security deposit of £1,000 is required. For bookings at Brunton House, this includes the standard £500 Brunton House security deposit rather than being charged in addition to it.
The security deposit is refundable subject to the property and event spaces being left clean, tidy, undamaged and in accordance with the agreed arrangements.
We may deduct the reasonable cost of additional cleaning, repair, replacement, waste removal or other loss caused by the event, attendees or suppliers.
Brunton House sleeps up to 18 guests in eight bedrooms.
Only the guests named on the accommodation booking may stay overnight. Day visitors and event attendees must be included within the numbers agreed with us.
The total number of people attending must not exceed the capacity agreed for the relevant spaces or the maximum permitted across the estate.
The Lead Guest must maintain an accurate attendee list and provide it to us where reasonably required for safety, licensing or emergency-planning purposes.
Accommodation is available from 4.00pm on the arrival date until 9.30am on the departure date unless we have agreed otherwise in writing.
Supplier access times must be approved in advance. Equipment must not be delivered or installed before the agreed access time.
All hired equipment, decorations, waste and supplier property must be removed by 9.30am on the departure date unless a different time has been agreed in writing.
We are not responsible for property delivered before the agreed access time or left on the estate after the agreed removal deadline.
All vehicles, suppliers and equipment must have left the estate by the agreed departure time.
All third-party suppliers must be approved by us in writing before they are engaged.
We may request evidence of appropriate public liability insurance, qualifications, food hygiene registration, risk assessments, method statements or other relevant safety information.
The Lead Guest is responsible for ensuring that suppliers:
- comply with our instructions and these terms;
- use the agreed access routes and working areas;
- protect floors, walls, furniture and grounds;
- operate safely and lawfully;
- remove their equipment and waste by the agreed time; and
- do not cause nuisance or interfere with farming operations, neighbours or other guests.
Any supplier we recommend remains an independent business. The contract for its services is between the Lead Guest and the supplier.
The following are not permitted anywhere on the estate:
- fireworks or sky lanterns;
- candles, tealights or ethanol burners;
- marquees;
- inflatables;
- hot tubs;
- outdoor music systems or amplified music outside;
- drones without our prior written permission; and
- any activity or equipment not previously disclosed and approved.
Confetti, table confetti and party poppers must not be used.
Nothing may be fixed to walls, ceilings, furniture, trees or other surfaces without our prior written permission.
No amplified music or sound equipment may be used outdoors.
Indoor music must remain at a reasonable level and finish at the time agreed with us.
Doors and windows may need to be kept closed while music is playing to prevent unreasonable disturbance.
The Lead Guest must ensure that attendees and suppliers leave quietly and do not cause nuisance to neighbouring properties, other guests, livestock or wildlife.
If unreasonable noise or disturbance continues after a request to reduce it, we may require the music or event to end.
Vehicles must be parked only in the areas agreed with us.
Vehicles must not:
- drive or park on lawns or other grassed areas;
- obstruct entrances, access roads or emergency routes;
- block farm machinery or access to surrounding fields; or
- remain on the estate after the agreed departure time.
Where additional parking arrangements are required, these must be agreed in advance.
The Lead Guest is responsible for the conduct and reasonable supervision of attendees.
Children, babies and adults requiring care must be appropriately supervised by a responsible adult at all times.
Fire exits, access routes, firefighting equipment and emergency signage must remain unobstructed.
The Lead Guest and suppliers must comply with all safety instructions, occupancy limits and agreed room layouts.
Brunton is a working farm. Guests and suppliers must remain within the approved event areas and must not enter farm buildings, working yards, fields or restricted areas without permission.
The Lead Guest is responsible for damage or loss caused by attendees, visitors and suppliers, excluding reasonable wear and tear.
Furniture, linen, towels, bedcovers, throws and cushions must not be removed from the house or used outdoors.
Guests must not use towels or linen to remove mud, make-up, fake tan, blood or other substances likely to cause permanent staining.
The property, event spaces and grounds must be left clean and tidy, with all decorations, equipment and waste removed.
We may recover the reasonable cost of additional cleaning, repair or replacement where required.
Any damage, breakage or accident must be reported to us as soon as possible.
Attendees and suppliers must behave responsibly and must not engage in illegal activity, threatening behaviour, serious antisocial behaviour or conduct which creates unreasonable noise, disturbance, damage or danger.
Where conduct presents a serious or immediate risk, or continues after a reasonable request to stop, we may end the event or stay and require attendees to leave.
No refund will be payable where termination results from a serious breach by the Lead Guest, an attendee or a supplier.
The Lead Guest must read the guest information and safety guidance provided and communicate all relevant requirements to attendees and suppliers.
Any requested alteration to the booking, event arrangements, attendee numbers, suppliers or equipment is subject to our prior written agreement.
If circumstances beyond our reasonable control require a change, we will contact the Lead Guest as soon as possible and act in accordance with the Changes or Cancellation by Us provisions in our main Booking Terms and Conditions.
Please tell us immediately if a problem arises so that we have a reasonable opportunity to investigate and resolve it while the event or stay is taking place.
We will make reasonable efforts to address any issue promptly. Nothing in this section affects your statutory rights.
